Bali Cliff or Hill area land for sale.

As the result of aggressive investment in Bali especially for beach front land, presently is almost impossible to find available beach front land for sale and if there is some left, the asking price will be unbelievably expensive and not realistic.

Investors now are aiming for hill and cliff area (presuming it’s save from possible tsunami) and flood free!! Many land investors are buying lands on Hill area or Cliff area where they can have free view of the ocean and whatever below their height such area that now become popular are Jimbaran Hill, Uluwatu hill & cliff and therefore the land price in the area mentioned are increase to a certain level which can not determined at the beginning.

Understanding the price of the land here in Bali are equals to understanding nothing, as the market price is always higher then the government price and each property transaction are always made on agreed price, so most of the property offer price are negotiable, you can always ask for it.

Basic information to understand before securing a piece of land you want are:

  • Due diligent of the property which can be done by Public Notary.
  • Re-measure the land and boundaries of the land together with officer from Agrarian Dept.
  • Taxation: 5 % each party. According to the Indonesian regulation the receiver of the money are obliged to pay tax, but commonly happen that the land lord doesn’t want to know anything about tax, in other words the land sale price is net.
  • Commission to the land broker, normally the commission are in range between 2,5 % up to 10 % depend on how much is the cost of the land sold, this matter has to be discuss and agreed by broker and land lord in advance and the payment can be secured in front of Public Notary. Also who is in title to pay this, the buyer, seller or both.
  • Notary Fee, normally in range of 1 – 2 % of the agreed price, inclusive transfer the ownership of the land to the mew (nominee) name.
